What is a Property Fund?

Unlisted property funds – also referred to as property syndicates or direct property funds – is a type of managed investment that allows investors to access high-quality commercial real estate without the volatility of the share market. Unlike listed property trusts, these funds are not traded on the stock exchange. Instead, investors buy units directly in the fund that is managed by a professional property investment manager such as GDA Securities, and benefit from income generated through rental returns and potential capital growth. Unlisted property funds are typically suited to medium-to-long-term investors seeking stable, income-focused returns backed by real assets.

They offer an alternative to investing in shares or other listed investments and can provide additional diversification to an investor’s portfolio.

We are licensed by the Australian Securities and Investments Commission (ASIC) under an Australian Financial Services (AFS) license, authorising us to act as a Responsible Entity.

Paul Cook

Paul is a Chartered Accountant and leading insolvency practitioner with wide-ranging experience across a broad spectrum of business types. His professional expertise is based on a sound understanding of accounting practices, a wealth of relevant industry experience, and excellent knowledge of legal issues relating to reconstruction and highly developed leadership, mediation and interpersonal communication skills. Paul’s experience spans both private and government sectors, including professional assignments at state and federal levels and first hand experience with a major international accountancy firm.

John Di Monda

Managing Director and Chief Executive Officer

John has been involved in the financial services industry since 2006 and has worked at both boutique firms and large-scale financial institutions, which provided a broad perspective on the dynamic nature of the financial landscape. His professional experience is wide ranging and has developed expertise in multiple areas including strategic management, financial management, funds management, asset management (particularly in direct property) and regulatory compliance. This diverse background has allowed John to develop a strong skill set in crafting and executing strategic initiatives, managing financial operations and driving growth.

Ann Fairlie

Executive Director

Ann has been actively involved with GDA since 2000. She brings over three decades of leadership and governance experience, having founded and managed a successful research consultancy specialising in medical studies and quality assurance audits. Ann has a strong background in strategic oversight and business risk management.

Bernard Smith

Non-Executive Director

Bernard has over 40 years industry experience and has provided specialist advice and due diligence support to Public and Private Companies, Listed and Unlisted Trusts, Syndications, Aviation and Freight Industry, State & Federal Government in relation to rental assessments, acquisition, redevelopment and disposal of property assets.  Bernard is a Certified Practising Valuer and Certified Property Practitioner and a former joint founding director of Knight Frank Valuations (Victoria).

Allistair Lindsay

Non-Executive Director

Allistair has over 35 years’ experience in all facets of the Property and Construction industry. He has held senior positions in Development Management, Project Management, Architecture, Civil and Construction firms and was formerly the Chief Quantity Surveyor for the Victorian State Govt. He was also Associate Director – Procurement at UTAS. He has previously sat on the Real Estate Agent’s Tribunal, the Tasmanian Building and Construction Industry Training Board and the Property and Construction Advisory Board of the University of Melbourne where he also lectured in Professional Practice.

Wayne Davy

Wayne has over 25 years as a Chief Executive Officer in the superannuation and financial advice industries and previously practiced as a lawyer. He has extensive experience in leading and managing a regulated business and holds qualifications in accounting, management, law, financial advice and commerce.
